We repair, maintain and retrofit parking lot and site lighting for commercial properties in Wayne and across Passaic County. Dark lots are a liability and a tenant complaint, and most of the time the fix is smaller than property managers expect.
What we handle
- Pole light repair and replacement. Failed fixtures, damaged poles, knocked-down bases after vehicle strikes.
- Photocell and contactor faults. Lights on all day or off all night is usually a failed photocell, a stuck lighting contactor or a bad time clock, not the fixtures.
- LED retrofits. Converting metal halide or high pressure sodium to LED, typically cutting lighting energy use substantially while improving light levels and colour.
- Underground fault location. Circuits that trip after rain, or a whole row dark, usually mean a damaged underground feeder.
- Wall packs, bollards and building perimeter lighting.
- Scheduled maintenance. Group relamping and inspection so failures get caught before tenants call.
Diagnosing a dark lot
Property managers often assume a dark lot means failed fixtures and budget for wholesale replacement. It usually is not that. When several lights fail together, the cause is normally upstream: a contactor, a photocell, a tripped breaker or an underground fault. When individual heads fail scattered across a lot at similar ages, that is genuine end-of-life and a retrofit is worth pricing against ongoing repairs.
Why LED retrofits usually pencil
Older metal halide and high pressure sodium fixtures consume significantly more energy than LED equivalents, dim considerably over their life, and need relamping on a cycle. LED removes the relamping cycle and cuts consumption. New Jersey utility energy efficiency programs offer prescriptive incentives per fixture for qualifying commercial lighting retrofits, which changes the payback maths substantially. We handle the incentive application and documentation as part of the job.
