What a fit-out actually involves electrically
Most fit-out delays are not the fixtures. They are the things that have to happen in sequence before the fixtures matter.
- Service and metering: confirming the base building has capacity for the new tenant load, and coordinating any new meter or subpanel with the utility and the landlord.
- Demising the space: separating the tenant panel and circuits cleanly from adjacent suites and house loads, so billing and shutdowns do not cross tenants.
- Lighting and controls: meeting the New Jersey energy code for lighting power and automatic shutoff, which is a common failure point at inspection.
- Life safety: emergency and exit lighting, and coordination with the fire alarm contractor for any device relocations.
- Low voltage: data, access control, and AV rough-in while walls are open, which is far cheaper than after.
