If you are selling a home in New Jersey, most municipalities require a Certificate of Continued Occupancy or a similar resale inspection before closing. The electrical portion is where a surprising number of sales get delayed, almost always over small things that are cheap to fix and expensive to discover late.
The items that fail most often
- Missing or expired smoke and CO detectors. This is the single most common failure. Requirements cover placement on every level, in and outside sleeping areas, and detector age limits. Detectors older than ten years fail regardless of whether they still beep.
- No GFCI protection where required. Kitchens, bathrooms, garages, unfinished basements, laundry areas and exterior outlets. Older homes routinely have none.
- Open junction boxes or missing cover plates. Any exposed splice fails. Frequently found in basements, attics and garages after DIY work.
- Unsafe or unpermitted work. Extension cords used as permanent wiring, added circuits with no permit, and panel work by someone unlicensed.
- Panel problems. Double-tapped breakers, missing knockout fillers, no directory, obvious scorching, or a breaker that does not match the wire gauge.
- Improper grounding. Two-prong outlets replaced with three-prong with no ground behind them. Very common in pre-1960s homes.
- Missing exterior GFCI or damaged weatherproof covers.
Why it holds up closings
The inspection is often scheduled close to the closing date. A failure means correction plus a re-inspection, and re-inspections are not always available quickly. A $40 detector can move a closing date by a week.
Get ahead of it
The fix is to have the electrical looked at before the inspector comes, not after. A pre-sale walkthrough catches detector placement, missing GFCIs, open boxes and panel issues in one visit, and most of it can be corrected on the spot.
